MMP White Plains – Clean Heat
Overview
As a participating contractor in the NYS Clean Heat Program, INF was contracted by LRC-Cappelli Construction to complete a whole building energy model for energy savings analysis as required by the program application. The modeled savings over baseline conditions totaled 9,231 MMBtu, netting the project over $1.8M in incentives. INF completed all incentives documentation for the project.

Morgan Stanley Generator Heat Pump Project
Overview
As part of INF’s OSEM engagement, we completed a turnkey mechanical project consisting of a heat pump retrofit to maintain emergency generators at the correct standby temperature. These heat pumps were specified based on the generator size and setting and they were fitted to the existing generator systems, replacing the existing, inefficient electric resistance heaters. The result is increased redundancy and energy savings of around 75% relative to the original generator heating system.

The Cloisters, The Metropolitan Museum of Art
Overview
INF was the trusted, turnkey energy services provider for the comprehensive upgrade of existing museum gallery lighting to LED, working with the museum’s in-house lighting team to specify fixtures meeting curatorial specifications. Construction involved a complex sequencing of temporary gallery closures and precision work to ensure the protection of the museum’s priceless works of Medieval Art. The successful project will reduce the museum’s electricity consumption by over 50,000 kWh per year.

Overview
INF completed a facility grade lighting audit throughout 3 buildings within the portfolio, totaling 279K square feet. Reviewing utility bills and maximizing rebate incentives, INF developed and designed a lighting package including controls bringing the client into compliance with LL88. The project included 3,086 fixtures, 2,060 controlled f ixtures, and $191K in rebate incentives. INF is currently involved in the auditing phase of 4 more sites and the development of 2 other sites.

Overview
NYC’s tallest residential building complex; INF completed a facility grade lighting audit throughout the space. The building has a total SF of 412KSF. Reviewing utility bill and maximizing rebate incentives, INF developed and designed a retrofit lighting package based on the clients needs to be as cost effective as possible. The project included 1,877 fixtures, $36K in rebate incentives and had a payback ROI of 1.1 years. The project saved 726K kWh annually, $131K annually, and 515 Metric Tons of CO2.

Overview
INF is the on-site energy manager for Sage Realty, performing essential energy management and decarbonization planning services across a portfolio of 6 buildings totaling over 3 million square feet. Monthly energy data are tracked using WatchWireâ„¢ with real-time meter and demand response management provided in conjunction with our partner Logical Buildings. To date, we have developed a comprehensive energy management plan, and identified projects with abated greenhouse gas emissions of hundreds of metric tons of CO2 equivalent.

LeFrak City
Overview
A NYC multi-unit dwelling complex committed to implementing energy conservation measures aimed at reducing heat loss and excessive energy consumption. As part of this effort, LeFrak city installed insulated covers over the A/C units. They are an effective and convenient solution, with maximum thermal performance, low maintenance material sewn with Kevlar thread, and resistance to microbial growth. A single complex has an annual gas savings of 62,945 therms. Highlights
